Building Knowledge, LLC was founded by Greg Spencer, who has 25
years experience as an inspector, builder and renovator. Greg has
personally performed over 13,000 inspections, and is the only
inspector in Fannin, Union, and Towns Counties who is both code
certified and a member of ASHI (The American Society of Home
Inspectors). For most of Greg’s career, he managed a 25 employee
firm founded in the 1980s (Building Systems Analysis, Inc.). In
2002, the firm was sold to the publicly traded Land America.
Credentials.
Certified as a building
code inspector (CABO #04965, IBC # 5189183), and a member of the American Society of Home
Inspectors (#00469). In the early 1990s, Greg Spencer served on the ASHI
National Board of Directors and as President of the Southeast Chapter.
Access.
We carry a real estate
lockbox key, and can access all properties that are available via a
lockbox. Many lockboxes are set to open at 9AM, so if our appointment
precedes 9AM, please make arrangements for access.
Report transmittal.
With electronic
transmittal easily accessible these days, we prefer to send reports via
email. The color digital photos can be clearly displayed and forwarded to
agents, attorneys, contractors, family members and others. Reports are
formatted in PDF (a free download from Adobe Reader). The inspection
report is generally transmitted within 24 hours of the inspection, and can
be sent sooner upon request.
Duration.
On-site inspections range
from 1.5 hours for a condominium to 6 hours for a multi-million dollar
estate with multiple outbuildings. Properties with difficult access to
crawl spaces and attics, and/or numerous defects require more time.
Properties built on concrete slabs and with few defects require less time.
Most homes require 2 to 3 hours on site.
Attending.
Clients and agents are
encouraged to attend the inspection, but we realize that busy individuals
can’t always attend. Telephone consultation is also available to discuss
the inspection and report.
Payment.
Payment is expected at the
time of inspection, in the form of personal check, cash, or credit card
(AMEX, MC, or Visa).
Environmental Issues.
We can provide
environmental testing for mold, radon and asbestos upon request. Should you
have any questions or would like additional information, do not hesitate to

We love designing and
constructing buildings, and have a long history of successfully renovating
properties in Atlanta’s Virginia Highland, Brookhaven, and East Point
neighborhoods, as well as new construction. For the past decade, we have
